In my case, I had been a landlord for years, but that was not putting money in my bank account today. Another thing that most of the successful real estate investors had in common was that they had done something to increase their education. A course they had purchased or a seminar they had attended was the catalyst that started their career.

I finally figured out how to make money with real estate today and build wealth for my future. I did this using the education that I was able to acquire from mentors, courses, and seminars.

We can’t get too smart in this business. If there is someone out there who has never bought a house and this is your first exposure to real estate investing, you and I together are more knowledgeable than we are separate. Knowledge is the key. I did not start really making money until I woke up and realized that what was missing was more knowledge. Since knowledge is what has allowed me to be a stay at home Father and Husband along with my wife, I now crave knowledge. You will not catch me in my truck without a CD playing. I attend at least 2 meetings at Real Estate clubs per month as an attendee. We still spend thousands a year on seminars. 

Every course I have taken has taught me something that I have taken home and made even more money. Every mentor I have had has given me a pointer that has shortened my path to where I want to go. I know that you would like to shorten your learning curve.

I guess it boils down to priorities. Here is a true story about me and my priorities. When my wife decided to marry me, she knew she was marrying a broke guy that had big goals.  We knew we couldn’t get to where we wanted to go until we got out of debt. Every dollar spent on anything extra represented a dollar that could have gone toward our debt. When we planned our wedding and honeymoon, we did so with this in mind.

Our wedding ceremony was awesome. We got married on the beach with the wind in our hair and the waves crashing in. There were people on the balconies at the resort that applauded when I kissed the bride. It was great. The only thing that was kind of out of place was it happened on a Monday. Why did we get married on a Monday? It was $50 cheaper to hire the preacher on a weekday, and we had priorities.

Now, I’m not saying you have to not enjoy life; but we decided to only spend our extra money on things that were going to make us money. I have had beginners tell me that they can’t

afford the Saturday Workshops. Sometimes you have to take a chance and find a way to afford it. 

I was helping a beginner with a property and I made the suggestion for him to take an experienced investor to lunch and get some advice from him about the deal that he was working on. I told him what I thought, but this other investor had more knowledge about that particular area.  I talked to the beginner the next week, and I asked him if he had spoken to the potential mentor. He said, “I really don’t have the money to buy the investor’s lunch.” I almost dropped the phone. How could he afford not to? This guy is spending thousands a semester going back to college, but he couldn’t scrape up ten bucks to get the knowledge he really needs.

When it is all said and done, most of the time there is more said than done.
