"I wanted to let you know that my wife and I have read your book
and we finally decided to go for it. I have emailed you a couple of
times with questions and you have always responded. I appreciate
that and the information you share in your book. Here is the story of OUR FIRST HOUSE...
Some friends of ours live on a very nice street in an area of
very high demand. We go to visit them often and every time we would
drive by a house that looked awful. I looked at the tax records and
then began to inquire with neighbors about the house. I finally
ended up with the name of the person I needed to talk to. I gave the
man a call. He was the son of the people who had once lived in the
house. She had moved to Florida and the son was in California. When
I called he had already signed the paperwork to list the property
with an agent but it was not on the market yet. (This was Friday and
it was supposed to go on the market Monday).
He gave me the name of the realtor and I called her and made an
offer on Saturday. He had already told me he would be tickled to
death to get 100k for the house so that is what I offered. I knew it
was worth much more than that in that area. Anyway, a couple of
hours later he accepted our offer and we bought it before it ever
went on the market. I was a good thing too because the realtor put
up a sign on Monday Morning...and she had 5 phone calls before 9 am.
We closed two weeks later on Monday. That week we began cleanup
of the brush on the outside of the house. We decided to stick a sign
in the yard "For Sale By Owner" to see what kind of interest we
would get. We just figured that we had nothing to lose. We would
continue our rehab as planned and if someone came along and made us
the right offer we would go ahead and sell it to them without fully
rehabbing.
So at the end of the first week, on Sunday night, we put a sign
in the yard. The following morning the house sold!!! We got 15 calls
in two days on that house.
The crazy part is we put what we thought was a high price on the
house and the lady that bought it didn't even negotiate. We told her
the price and she wrote a check for the earnest money immediately.
We only had $400 dollars and one week of
cleanup in the whole thing!

"I have your course and it is a wealth of information, stuff that
I wish my dad would have taught me.
I am in the middle of my first deal. I
bought a house for $51,000, and it will fetch about $80,000 when I
am done with it. It is appraised for $73,000 as it
sits...
By the way, I am on the way to the next deal, and it is another
smoker. I love this stuff. I just have to slow down a bit as the
body does need its rest. I wake up sometimes at 4:00 in the morning
and hit my favorite internet sites i.e. county assessors office,
homevalue sites, and the newspapers, and pass the time until its
time to go to my job.
My "day" job is now something I go to, to pass the day, while I
am thinking of new ways to try out your system. In 2-3 years (at
this rate of deals) I will hopefully be investing full time in real
estate, and watching the other guys work...Some of the best money I
have ever spent. This ain't work, this is fun baby!"

"I took your advice and bought your course a few weeks ago.
Printed it out for easy reading, followed your advice..., and just
came back from making an offer on a legal 2 family as an investment
property. Looks like it will have a positive cash flow of
$1,000-$1,200/month after all expenses.
Calculating the principal that gets paid down in the first year
plus the $1,000 surplus per month, I'm going to make about 35%
return on my deposit in the first year alone. And next year the
portion going to pay down the principal goes up, and so do the
rents!!!

neighborhood where ALL the houses are legal 2 family homes!!!

"First deal in the making! Thank you! A woman called an ad that I
am running. After some negotiations, I got the price down to $270k
which includes back taxes and put it under contract.
Sub 2 contract for: $270k Needs 2k to 5k worth of
work Value $380 to $400k
It will take about 2 weekends and a few weekday nights to get it
ready for market. The house is located in one of the hottest areas,
and it is not uncommon for bidding wars when houses do go onto the
market.
